{"id":2063,"date":"2016-10-10T17:03:16","date_gmt":"2016-10-10T17:03:16","guid":{"rendered":"http:\/\/www.tolet.com.ng\/blog\/?p=2063"},"modified":"2018-09-12T11:45:05","modified_gmt":"2018-09-12T10:45:05","slug":"real-estate-experts-support-subsidised-housing-and-easy-access-to-land","status":"publish","type":"post","link":"https:\/\/propertypro.ng\/blog\/real-estate-experts-support-subsidised-housing-and-easy-access-to-land\/","title":{"rendered":"Real estate experts support subsidised housing and easy access to land"},"content":{"rendered":"<p style=\"text-align: justify;\">A business forum tagged \u201cReal Estate Financing in Nigeria: Modalities, Opportunities and Challenges\u201d \u00a0organised by the International Real Estate Federation, FIABCI, Nigeria Chapter was held recently in Lagos, focused on the huge housing deficit currently facing the country,\u00a0the real estate stakeholders advised the government that by building 500 houses in each of the 36 states in the country, it could create over one million jobs in Nigeria.<\/p>\n<p style=\"text-align: justify;\">The real estate experts <a href=\"https:\/\/www.tolet.com.ng\/blog\/fg-partners-with-china-to-provide-housing-for-civil-servants\/\">admonished the government <\/a>to\u00a0grasp the untapped investment opportunities that are available in the real estate sector of the economy and also provide another means of financing apart from the present discouraging traditional bank loans in order to attract investment.<\/p>\n<p style=\"text-align: justify;\">ALSO READ:\u00a0<a href=\"https:\/\/www.tolet.com.ng\/blog\/lessons-from-mark-zuckerberg-and-the-yaba-story\/\" target=\"_blank\" rel=\"noopener\">Lessons from Mark Zuckerberg and the Yaba Story<\/a><\/p>\n<p style=\"text-align: justify;\">The capital\u00a0intensive nature of real\u00a0estate demands proper and\u00a0adequate funding. In recent times, most investors and developers\u00a0fund their projects\u00a0from either own savings or\u00a0loan facilities from lending\u00a0institutions, the analysts added. The most common sources of financing\u00a0for real estate available in the\u00a0country at the moment include\u00a0equity and debt, real\u00a0estate developers, private\u00a0equity companies, insurance\u00a0companies, governments,\u00a0individuals, pension\u00a0funds, <a href=\"https:\/\/www.tolet.com.ng\/blog\/5-top-mortgage-institutions-in-nigeria\/\">primary mortgage\u00a0institutions (PMIs)<\/a>, and\u00a0commercial banks.<\/p>\n<p style=\"text-align: justify;\">At the forum, the real estate professionals expressed a major disliking that the housing sub-sector is now primarily dominated by foreign investors while the local investors are running at a loss which they attributed to the unavailability of funds.<\/p>\n<p style=\"text-align: justify;\">\n<p style=\"text-align: justify;\">Speaking at the forum was \u00a0Mr\u00a0S.P.O. Fortune-Ebie, Managing Director of the Federal Housing Authority and the former President of the Nigerian Institution\u00a0of Estate Surveyors and Valuers, he advised the government to make funds available in order to reduce mortgages as well as making land titles available to the people. \u00a0\u201dThe most important thing to do to address this alarming housing deficit in Nigeria is that government must make funds available. Whoever is telling the\u00a0government that housing is not subsidised is a liar. Even recently in the United Kingdom, the Prime Minister has worked out a scheme for new house owners with subsidies for students to become new house owners but here in Nigeria where we practice voodoo economics, the President is told that housing is not subsidised. All over the world, housing is subsidised. According to him the fact that a buyer has to wait for at least 20 years before he can almost conveniently\u00a0purchase a house is in fact, a big problem. He noted that the major issue that has led to a significant increase in housing deficit in Nigeria is the &#8220;policy somersault&#8221; by successive administrations which has discouraged real estate investors from dealing with governments in addressing the problem in the country.<\/p>\n<p style=\"text-align: justify;\">Overall, a lot of emphasis was placed on the opportunities in real estate and the government getting in on it as soon as possible.
