But most low-income earners do not even believe that they can own a house in a step-by-step attempt. \u00a0This article will analyse the various processes of building a house in terms of;\u00a0<\/span>the <strong>cost<\/strong><span style=\"color: #000000;\"><strong> of building a house in Nigeria<\/strong>, the cost of <strong>building materials in Nigeria<\/strong>, \u00a0stages of building a house in Nigeria and<strong>\u00a0building a bungalow in Nigeria<\/strong>, to suggest affordable ways of owning a property in the country.<\/span><\/p>\n<p>CHECK OUT: <a href=\"https:\/\/www.tolet.com.ng\/property-for-sale\/abuja\/land\">LAND FOR SALE IN ABUJA<\/a><\/p>\n<h2><span style=\"color: #000000;\"><b>Ensure you have a land<\/b><\/span><\/h2>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-7912 \" src=\"https:\/\/www.tolet.com.ng\/blog\/wp-content\/uploads\/2017\/01\/bungalow-1-1024x683.jpg\" alt=\"\" width=\"665\" height=\"443\" srcset=\"https:\/\/propertypro.ng\/blog\/wp-content\/uploads\/2017\/01\/bungalow-1-1024x683.jpg 1024w, https:\/\/propertypro.ng\/blog\/wp-content\/uploads\/2017\/01\/bungalow-1-300x200.jpg 300w, https:\/\/propertypro.ng\/blog\/wp-content\/uploads\/2017\/01\/bungalow-1-768x512.jpg 768w, https:\/\/propertypro.ng\/blog\/wp-content\/uploads\/2017\/01\/bungalow-1.jpg 3000w\" sizes=\"auto, (max-width: 665px) 100vw, 665px\" \/><\/p>\n<p><span style=\"color: #000000;\">You can pick one of the low-cost areas; for many reasons which include;<\/span><\/p>\n<ul>\n<li><span style=\"color: #000000;\"><a style=\"color: #000000;\" href=\"https:\/\/www.tolet.com.ng\/property-for-sale\/land\"><strong>Cost of land<\/strong> is cheap<\/a> (obviously &#8211; why it&#8217;s called low-cost area)<\/span><\/li>\n<li><span style=\"color: #000000;\">\u00a0Normally these areas have good and film soil types<\/span><\/li>\n<li><span style=\"color: #000000;\">Labour cost is relatively cheaper to the high-cost areas (but sometimes this is not a major factor because you can bring your workers and labour from any area)<\/span><\/li>\n<li>Material cost are<span style=\"color: #000000;\"> cheaper<\/span><\/li>\n<\/ul>\n<p><span style=\"color: #000000;\">I&#8217;ll <\/span>advice<span style=\"color: #000000;\"> you get one Plot of land ( 18m x 36m i.e 60ft x 120ft ) however if the price is too much to afford, settle for a half plot of land ( 9m x 36m i.e 30ft by 120ft OR 18m x 18m i.e 60ft x 60ft )<\/span><\/p>\n<p>&nbsp;<\/p>\n<h2><span style=\"color: #000000;\"><b>Get a <a style=\"color: #000000;\" href=\"http:\/\/www.tolet.com.ng\/blog\/beautiful-house-designs-in-nigeria\/\" target=\"_blank\" rel=\"noopener\">decent design<\/a> from an Architect (not a draftsman)<\/b><\/span><\/h2>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-7913 size-full\" src=\"https:\/\/www.tolet.com.ng\/blog\/wp-content\/uploads\/2017\/01\/bungalow-2.jpg\" alt=\"\" width=\"736\" height=\"552\" srcset=\"https:\/\/propertypro.ng\/blog\/wp-content\/uploads\/2017\/01\/bungalow-2.jpg 736w, https:\/\/propertypro.ng\/blog\/wp-content\/uploads\/2017\/01\/bungalow-2-300x225.jpg 300w\" sizes=\"auto, (max-width: 736px) 100vw, 736px\" \/><\/p>\n<p><span style=\"color: #000000;\">There are many advantages &#8211; You are going to live in this property for a long time, or a lifetime &#8211; a badly designed\/ventilated house would mean a future renovation at a cost higher than what you&#8217;re trying to save now.<\/span><\/p>\n<p><span style=\"color: #000000;\">My advice here is that you ask for a minimum 3 bedroom design, and depending on <a style=\"color: #000000;\" href=\"https:\/\/www.tolet.com.ng\/blog\/5-cheapest-cities-to-live-in-nigeria\/\">your land and pocket<\/a> you could opt for a 4 bedroom bungalow. Remember we Africans and Nigerians have a link to our extended families &#8211; so you want to provide a room for your Parents, Grand Parents, Cousins and Family Friend etc should they visit and want to stay overnight. I always discourage people from 2 bedroom apartment. I don&#8217;t recommend using one of the locals (bricklayers, carpenter etc) living in the area you just bought your land. They normally do a\u00a0bad job, steal your materials or get away with money, because they are locals &#8211; dealing with them is difficult considering you would be living in that community soon.<\/span><\/p>\n<p><span style=\"color: #000000;\">My advice here is, contact a friend or<a href=\"https:\/\/www.tolet.com.ng\/blog\/5-cheapest-cities-to-live-in-nigeria\/\"> relative building<\/a> and ask to use his workforce on your own negotiation, cos if your guy has more funds than you do, you might not afford what he&#8217;s paying them. so it&#8217;s your terms, not his.<\/span><\/p>\n<h2><span style=\"color: #000000;\"><b>Cost<\/b><\/span><\/h2>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-7915 \" src=\"https:\/\/www.tolet.com.ng\/blog\/wp-content\/uploads\/2017\/01\/bungalow-4-1024x576.jpg\" alt=\"\" width=\"696\" height=\"391\" srcset=\"https:\/\/propertypro.ng\/blog\/wp-content\/uploads\/2017\/01\/bungalow-4-1024x576.jpg 1024w, https:\/\/propertypro.ng\/blog\/wp-content\/uploads\/2017\/01\/bungalow-4-300x169.jpg 300w, https:\/\/propertypro.ng\/blog\/wp-content\/uploads\/2017\/01\/bungalow-4-768x432.jpg 768w, https:\/\/propertypro.ng\/blog\/wp-content\/uploads\/2017\/01\/bungalow-4-390x220.jpg 390w, https:\/\/propertypro.ng\/blog\/wp-content\/uploads\/2017\/01\/bungalow-4.jpg 1280w\" sizes=\"auto, (max-width: 696px) 100vw, 696px\" \/><\/p>\n<p><span style=\"color: #000000;\">You&#8217;re probably doing to spend a fraction of a million on the foundation to <strong>German floor.<\/strong> (remember we picked a good soil area) &#8211; so how do you get your first million to start?<\/span><\/p>\n<p><span style=\"color: #000000;\">Well, you don&#8217;t need a million;<\/span><br \/>\n<span style=\"color: #000000;\">a. Buy let less than 30 tonnes of granite (preferably) or 2 tippers of gravel. 30 tonnes means you&#8217;ll get delivery from a quarry and a good deal, but sometimes it&#8217;s difficult for the 30 tonnes trailer to access your site, only then should you settle for 15 or 20 tonnes.<\/span><br \/>\n<span style=\"color: #000000;\">b. Buy one 20 tonnes tippers of sharp sand; this would serve us to German floor level<\/span><br \/>\n<span style=\"color: #000000;\">c. Save for 50 bags of cement, but the <a style=\"color: #000000;\" href=\"https:\/\/www.tolet.com.ng\/blog\/rent-vs-buy-why-buying-always-wins\/\">actual amount<\/a> you&#8217;ll need is about 30 for foundation and 15 for block works and other works.<\/span><br \/>\n<span style=\"color: #000000;\">d. We won&#8217;t be budgeting for reinforcement bars (rebars) because we picked a good soil.<\/span><\/p>\n<h2><span style=\"color: #000000;\"><b>The Actual Works<\/b><\/span><\/h2>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-7916 \" src=\"https:\/\/www.tolet.com.ng\/blog\/wp-content\/uploads\/2017\/01\/bungalow-5.jpg\" alt=\"\" width=\"701\" height=\"526\" srcset=\"https:\/\/propertypro.ng\/blog\/wp-content\/uploads\/2017\/01\/bungalow-5.jpg 736w, https:\/\/propertypro.ng\/blog\/wp-content\/uploads\/2017\/01\/bungalow-5-300x225.jpg 300w\" sizes=\"auto, (max-width: 701px) 100vw, 701px\" \/><\/p>\n<p><span style=\"color: #000000;\">a. Ensure you get the Hausa guys to clear your site and uproot any tree that falls on the building&#8217;s location totally, at a price of about 10k, you should get this done.<\/span><br \/>\n<span style=\"color: #000000;\">b. Digging of foundation would cost you about 25k &#8211; 30k; if you pay more than that, then you must have hit a rock underground that needs extra cutting, however, I always advise you follow C below<\/span><br \/>\n<span style=\"color: #000000;\">c. Always negotiate for all works on a stage at once, don&#8217;t separate the works eg digging, foundation, blockwork etc instead discuss by saying Foundation works to German floor. (minus filling to German floor and German floor itself)<\/span><br \/>\n<span style=\"color: #000000;\">d. The filling can be <a style=\"color: #000000;\" href=\"https:\/\/www.tolet.com.ng\/blog\/6-critical-questions-to-ask-before-hiring-a-real-estate-agent\/\">done by yourself<\/a>, buy your filling and get people to spread it at a rate of about 2.5k per tipper, you would need as much as 12 tippers here x about 20k per tipper but we can save cost<\/span><br \/>\n<span style=\"color: #000000;\">e. Your bricklayer should be charging you about 100 &#8211; 120k for all the works in this section (digging, casting of foundation, block works)<\/span><br \/>\n<span style=\"color: #000000;\">f. I ALWAYS ADVICE YOU DON&#8217;T HAVE LESS THAN 4 COURSES &#8211; DONT LET ANYONE TELL YOU OTHERWISE; should there be a need to add a fifth, ask for the advice of a professional. 3 courses <\/span>is<span style=\"color: #000000;\"> not saving money, it is inviting trouble in the nearest future.<\/span><\/p>\n<p><span style=\"color: #000000;\">CHECK: <a href=\"https:\/\/www.tolet.com.ng\/property-for-sale\/lagos\/lekki\/lekki-phase-2\/land\">LAND FOR LEKKI PHASE II<\/a><\/span><\/p>\n<h2><span style=\"color: #000000;\"><b>Saving money<\/b><\/span><\/h2>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-7917 \" src=\"https:\/\/www.tolet.com.ng\/blog\/wp-content\/uploads\/2017\/01\/bun6.jpg\" alt=\"\" width=\"754\" height=\"563\" srcset=\"https:\/\/propertypro.ng\/blog\/wp-content\/uploads\/2017\/01\/bun6.jpg 800w, https:\/\/propertypro.ng\/blog\/wp-content\/uploads\/2017\/01\/bun6-300x224.jpg 300w, https:\/\/propertypro.ng\/blog\/wp-content\/uploads\/2017\/01\/bun6-768x574.jpg 768w\" sizes=\"auto, (max-width: 754px) 100vw, 754px\" \/><\/p>\n<p><span style=\"color: #000000;\">To save money you can opt to dig your septic tank &amp; soak away and use the sand dug out for filling, this would normally save you about 200k. YES! but rules applies.<\/span><br \/>\n<span style=\"color: #000000;\">a. Make sure erect the block works to the septic tank and soak away immediately after digging<\/span><\/p>\n<p><span style=\"color: #000000;\">b. Make sure the septic tank is well-plastered<\/span><\/p>\n<p><span style=\"color: #000000;\">c. Make sure you supervise the back-filling yourself, i.e every space between the septic tank&#8217;s block and the natural ground must be well filled and compacted to avoid a tear off after the first rain.<\/span><\/p>\n<h2><span style=\"color: #000000;\"><b>What Next?<\/b><\/span><\/h2>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-7918 \" src=\"https:\/\/www.tolet.com.ng\/blog\/wp-content\/uploads\/2017\/01\/bun7.jpg\" alt=\"\" width=\"705\" height=\"468\" srcset=\"https:\/\/propertypro.ng\/blog\/wp-content\/uploads\/2017\/01\/bun7.jpg 1000w, https:\/\/propertypro.ng\/blog\/wp-content\/uploads\/2017\/01\/bun7-300x199.jpg 300w, https:\/\/propertypro.ng\/blog\/wp-content\/uploads\/2017\/01\/bun7-768x510.jpg 768w\" sizes=\"auto, (max-width: 705px) 100vw, 705px\" \/><\/p>\n<p><span style=\"color: #000000;\">Now that you have completed this works, filled the foundation to level allow rainfall on it, compact it before thinking of your german floor.<\/span><\/p>\n<p><span style=\"color: #000000;\">IT IS COMMON TO SEE PEOPLE CONTINUE THE BUILDING TO LINTEL OR ROOF LEVEL WITHOUT A GERMAN FLOOR but I&#8217;ll advise you do it; remember, the plan is to complete the house over a long period (from limited fund), the amount you&#8217;ll probably save by skipping this stage would be forced out of your pocket later in the project.
