Since it became the Federal Capital Territory in 1991, Abuja has recorded high population growth and development in all sectors. Being the capital city, there is the need for the government to present it as a highbrow settlement that can be compared to some major cities in the world.<\/span><\/p>\n<p style=\"text-align: justify;\"><span style=\"font-weight: 400;\">Travellers visit some areas and can almost swear they are not in Nigeria. Good roads, fewer population and a kind of serenity alien to Lagos residents. When one leaves the central part of the city and some major locations, the physical changes are easily noticeable. Despite its obvious aesthetics, Abuja has never been adjudged the cleanest city in the country. The wide gap between the growth of some places and others is ironic, consideriit&#8217;sits being the capital city, where development and opportunities should be evenly distributed.<\/span><\/p>\n<p style=\"text-align: justify;\">CHECK: <a href=\"https:\/\/www.tolet.com.ng\/property-for-rent\">PROPERTIES FOR RENT IN NIGERIA<\/a><\/p>\n<p style=\"text-align: justify;\"><span style=\"font-weight: 400;\">Some people who have lived in Abuja may be unaware of these locations. Security and bad roads are only some of the major issues in these places. Here is a list of some of the developing\/underdeveloped settlements in Abuja. Some major changes may occur in the near future, but for now, they are not considered developed.<\/span><\/p>\n<h2 style=\"text-align: justify;\"><b>1. Lugbe<\/b><\/h2>\n<p style=\"text-align: justify;\"><img loading=\"lazy\" decoding=\"async\" class=\"wp-image-5983 aligncenter\" src=\"https:\/\/www.tolet.com.ng\/blog\/wp-content\/uploads\/2017\/06\/lugbe-house-1-300x192.jpg\" alt=\"\" width=\"406\" height=\"260\" \/><\/p>\n<p style=\"text-align: justify;\"><span style=\"font-weight: 400;\">Lugbe is located in Abuja Municipal Area Council (AMAC). Its close proximity to the city centre and the international airport makes it a great location for real estate investment. \u00a0It has five districts: Lugbe south, Lugbe north, Lugbe central, Lugbe west, Lugbe east. it is host to some landmarks and notable places (National Space Development and Research Agency, FHA Estate, Voice of Nigeria Transmission Station etc). Although quite not in the ilk of Wuse and Maitama, there are some decent estates located there. Densely populated, there are still available properties at affordable prices.<\/span><\/p>\n<h2 style=\"text-align: justify;\"><b>2. Mpape<\/b><\/h2>\n<p style=\"text-align: justify;\"><img loading=\"lazy\" decoding=\"async\" class=\"size-medium wp-image-5985 aligncenter\" src=\"https:\/\/www.tolet.com.ng\/blog\/wp-content\/uploads\/2017\/06\/mpape-1-300x225.jpg\" alt=\"\" width=\"300\" height=\"225\" \/><\/p>\n<p style=\"text-align: justify;\">CHECK: <a href=\"https:\/\/www.tolet.com.ng\/property-for-rent\/abuja\/phase-1\/maitama\" target=\"_blank\" rel=\"noopener\">PROPERTIES FOR RENT IN MAITAMA<\/a><\/p>\n<p style=\"text-align: justify;\"><span style=\"font-weight: 400;\">Mpape is also known as Maitama extension. It bustles with people, sweat and smoke. Still developing, it is a complete contrast to the<\/span><a href=\"https:\/\/www.tolet.com.ng\/blog\/5-most-expensive-places-to-live-in-abuja\/\"> <span style=\"font-weight: 400;\">expensive places in Abuja<\/span><\/a><span style=\"font-weight: 400;\"> like Asokoro, Wuse etc. Many residents take solace in the peace and quiet the settlement affords. With the provision of basic amenities, it is preferable compared to some neighbouring communities.<\/span><\/p>\n<h2 style=\"text-align: justify;\"><b>3. Dabi-Kiyu<\/b><\/h2>\n<p style=\"text-align: justify;\"><span style=\"font-weight: 400;\">Dabi Kiyu is located amidst Abuja\u2019s intimidating glamour. Driving in from Awolowo way, one is welcomed by the stench of Dabi-Kiyu. The roads are paved at the entrance, but that is only a fa\u00e7ade as it soon leads to pothole-ridden roads. Situated beside Jabi park, the city\u2019s largest motor park, Dabi-Kiyu is mostly inhabited by poor people. Although safe to a large extent, it could really use more infrastructures. Despite that, it is worth considering for investment. <\/span><\/p>\n<h2 style=\"text-align: justify;\"><b>4<\/b><span style=\"font-weight: 400;\">. <\/span><b>Gbagyi<\/b><\/h2>\n<p style=\"text-align: justify;\"><img loading=\"lazy\" decoding=\"async\" class=\"wp-image-5923 aligncenter\" src=\"https:\/\/www.tolet.com.ng\/blog\/wp-content\/uploads\/2017\/06\/gwari-300x225.jpg\" alt=\"\" width=\"378\" height=\"283\" \/><\/p>\n<p style=\"text-align: justify;\"><span style=\"font-weight: 400;\">Gbagyi people inhabit the central part of the country: Niger state, Kaduna state and Abuja. But after Abuja was declared the capital city, many Gbagyi people were displaced. There is no provision of basic amenities. The drainage system is bad; during raining season, one may not be able to differentiate the roads from gutters as everywhere would have become flooded. The stench fills the air, but more houses are still being built there.<\/span><\/p>\n<h2 style=\"text-align: justify;\"><b>5. Kuje<\/b><\/h2>\n<p style=\"text-align: justify;\"><img loading=\"lazy\" decoding=\"async\" class=\"wp-image-5984 aligncenter\" src=\"https:\/\/www.tolet.com.ng\/blog\/wp-content\/uploads\/2017\/06\/kuje-2-300x169.jpg\" alt=\"\" width=\"337\" height=\"190\" \/><\/p>\n<p style=\"text-align: justify;\"><span style=\"font-weight: 400;\">Kuje is one of the rapidly developing settlements in Abuja, with its busy, popular market at the centre of the town. There are many residential buildings, school, companies,\u00a0and even more under construction. Located in the south western part of the city, the area has some good roads and many bad ones. Durumi<\/b><\/h2>\n<p style=\"text-align: justify;\"><span style=\"font-weight: 400;\">Durumi is situated in Abuja municipal, hence one of the fastest growing settlements in the city.
