As a result of the lack of exposure to the way business runs, most landlords or <a href=\"http:\/\/tolet.com.ng\/management\" target=\"_blank\" rel=\"noopener\">property managers<\/a> tend to cross the boundary with their tenant.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Some think that because they own the house, they shouldn\u2019t be deprived of the liberty to enter their tenant\u2019s apartment at any time they choose. This, and much more, is forbidden of a <a href=\"http:\/\/www.tolet.com.ng\/blog\/how-to-deal-with-a-nigerian-landlord\/\" target=\"_blank\" rel=\"noopener\">Nigerian landlord<\/a>.<\/span><\/p>\n<h2><b>Landlords can\u2019t bump into a tenant\u2019s apartment without notice<\/b><\/h2>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-842 size-full\" src=\"https:\/\/www.propertypro.ng\/blog\/wp-content\/uploads\/2016\/07\/landlord-tenant-disputes-e1319118809161-300x270.jpg\" alt=\"things a landlord shouldn't do\" width=\"300\" height=\"270\" srcset=\"https:\/\/propertypro.ng\/blog\/wp-content\/uploads\/2016\/07\/landlord-tenant-disputes-e1319118809161-300x270.jpg 300w, https:\/\/propertypro.ng\/blog\/wp-content\/uploads\/2016\/07\/landlord-tenant-disputes-e1319118809161-300x270-150x135.jpg 150w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\" \/><\/p>\n<p><span style=\"font-weight: 400;\">Although technically it belongs to them, landlords can\u2019t just enter a tenant\u2019s place anyhow. They must provide at least 24 to 48 hours&#8217; notice if they wish to visit their occupied property. Typical reasons a landlord would visit include making repairs or to show the property to prospective future tenants.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">There are two exceptions to this: if there is an emergency (such as a fire or gas leak), or if the landlord has reason to believe the the tenant has abandoned the property.<\/span><\/p>\n<h2><b>Landlords can\u2019t just lock out tenants.<\/b><\/h2>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"size-full wp-image-843 aligncenter\" src=\"http:\/\/www.tolet.com.ng\/blog\/wp-content\/uploads\/2016\/07\/apartment-locked.jpg\" alt=\"apartment locked\" width=\"436\" height=\"392\" \/><\/p>\n<p><span style=\"font-weight: 400;\">A landlord would be very wrong and become victim of legal consequences if he or she decides to end the rental arrangement or end the tenant&#8217;s occupancy before the lease expires.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Yes! A landlord may evict a tenant for many reasons but he or she must go through the proper legal channels and give the tenant a 6-month notice as practiced in Nigeria. Landlords who abruptly lock a tenant out of the property without prior\u00a0warning could be accused of trespassing and\/or burglary charges.<\/span><\/p>\n<h2><b>Landlords can&#8217;t charge more than the contract allows<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">Once a long-term lease (a legally binding contract) is signed, there are very few circumstances under which the landlord can raise the rent. The only way the terms can be changed is if the increase meets criteria already stated in the lease itself. Those criteria could include a new tenant joining the household; the purchase of a pet; or if the landlord significantly refurbishes part of the property.<\/span><\/p>\n<h2><b>Landlords cannot discriminate<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">You cannot provide different terms or agreements for members of different classes or tribes than you do for other tenants. All tenants should be treated equally.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">So, when next your landlord goes beyond the bound, you should be able to enforce your right however you can.
